The client is a UAE enterprise operating a mixed-use real estate portfolio with a flagship property carrying substantial square footage across residential, retail, and hospitality zones. Facility management operations ran across multiple vendor teams and internal functions, with sensor infrastructure already deployed for HVAC, security, elevator, and occupancy monitoring — but with the telemetry siloed in vendor-specific dashboards rather than unified for operational decisions.

Two vendor proposals had been received for "digital twin" capability on the flagship property. The first proposed a 3D visualisation platform with quarterly analytics reporting at approximately AED 3.2M implementation plus AED 900K annual licensing.
